Build a maintenance plan

Three questions and you'll see the visit frequency and the task list we would propose for your building — before anyone quotes you anything.

General guidance for planning, not a contract. What we actually propose follows a site visit.

Proposed plan

Two visits a year

Spring and autumn, covering cooling and heating in turn.

  • Filters changed and sizes recorded per unit
  • Coils inspected, cleaned as needed
  • Condensate drains and pans cleared and tested
  • Belts, contactors and capacitors checked
  • Refrigerant charge and temperature split measured
  • Controls and schedules confirmed

Every visit ends with a written note: what we found, what we did, what to watch.

Why frequency changes

Filters are the honest indicator. An office filter can last a quarter; the same filter in a workshop is grey in three weeks. A kitchen adds grease to every surface the air touches, and a clinic has ventilation rates to hold.

So the plan follows the building: more visits where the air is dirtier, fewer where it isn't, and the same written record either way.
